Will you create lots of dust?

No! We use modern, professional machines with highly efficient dust extraction, however, despite claims by some contractors, there is no such thing as 100% dust free sanding. We are extremely well ‘house trained’ and take dust control very seriously. We mask ourselves into rooms and tape off doors and cupboards. Plastic sheets are overlayed on bookshelves and stairwells, generally making sure that everything is hermetically sealed before we turn on the machines. We also hoover up thoroughly at the end of the job. In short, there is some dust generated, but we will contain it and prevent it spreading.

How long does it take?

Obviously, much is dependent on the size of the area to be sanded, overall condition of the boards/parquet etc. As a rough guide, an average size Victorian double bedroom of around 5m x 4m (16’5″ x 13’1″) with it’s boards in relatively good condition, would take us around 2 days to complete. Most of the noisy work and resin filling (if required) would be completed on the first day.

How much will it cost?

Again much is dependent on the size of the area to be sanded, the overall condition of the boards/parquet, the finishing required etc.

Do I have to clear the room before you arrive?

Yes! Your quotation presupposes an empty room: furniture moving & floor covering removal are charged at £25 per hour.

What if anything goes wrong?

We have full public liability insurance.

What about parking – will I need to provide parking permits?

Yes please! Parking is a complete nightmare in the capital & we kindly request that all of our clients provide us with permits for resident bays and/or organize a contractors dispensation permit.

How long does professional floor sanding take?

Most residential floor sanding projects are completed within 1–3 days, depending on the size of the area, the condition of the wooden floor, and the type of finish selected. Larger commercial properties or floors requiring extensive repairs may take longer. Our team will provide a clear project timeline before work begins.
